It’s easy to get caught up in the moment when you’re touring homes — especially here in the East Bay, where every hillside seems to offer a postcard-worthy view of Mt. Diablo or the Carquinez Strait. You walk in, spot the sunlight spilling across the hardwood floors, and your heart says “this is it.”
That's how we felt when we saw our own view! We proceeded enthusiastically but carefully, understanding that the 1951 mid-century build would need upgrades.
That spark of excitement is what makes real estate fun — but it’s also when some buyers (and even sellers) can overlook the details that matter most.
What You Don’t See Matters
A home’s charm might catch your eye, but what’s behind the walls and under the roof truly determines its value and longevity. From inspections over the years, I’ve learned that small issues left unchecked can become big headaches later.
Here are a few essentials worth paying close attention to:
Roof & Drainage: Our East Bay weather may be mild, but heavy rain can test even the best roofing systems.
Electrical Panels & Wiring: Outdated systems can limit safety and resale value.
Siding & Windows: Moisture, cracks, or dry rot are common — and preventable with good maintenance.
Plumbing & Fixtures: Leaks around sinks, showers, or toilets can signal bigger concerns below the surface.
For Sellers: Inspections Build Confidence
That’s why I recommend — and even include — free inspections for every listing I represent. A professional inspection gives buyers peace of mind and sets the stage for a smoother, stronger offer.
